Provide another unit or a hotel room for your renter while you fix the issue.

If the rental issue is an emergency that puts a renter’s life in danger (like a gas leak), they can request to temporarily move to another unit.

You can choose the unit or hotel room, but it must be comparable to the renters’ current unit. You are responsible for the cost of the other unit or hotel room, but your renter is still responsible for paying their normal rent.

Keep in mind, you must also respond to the renter and start fixing the issue within 24 hours.

Once you've provided the other unit or hotel room for your renter, you can continue for your next step.

How to communicate with your renter

Whether the renter is complaining about an issue or taking action, it’s important that you do NOT retaliate. Stay calm and work with your renter to fix the issue as soon as possible. Examples of retaliation include:

  • Increasing rent
  • Decreasing services (like water or heating)
  • Eviction or threatening to remove the renter

It’s important to remember that you cannot remove a renter or their belongings from the unit without going through the proper court procedure.
